Overview

It is agents who provide the majority of revenue for property portals and it is also agents who provide their most valuable content – the property listings.

With agent support, we aim to provide an agent-backed portal which is a genuine alternative to Rightmove and Zoopla.

OnTheMarket is majority-owned by thousands of agent firms, and agents committing now to long-term agreements with us are fixing their listing fees and receiving shares, thereby expanding that agent ownership group. There are also short-term options available to join.

Our growth so far

  • Growing consumer traffic: In January 2020 we attracted more than 30 million visits1, a new monthly record and an increase of more than 28% compared with January 2019. This was also a rise of 11% compared with the previous record of 27.2million visits in September 2019.
  • Growing consumer engagement: During January 2020, we sent in excess of 140 million instant property alerts.
  • Growing leads to agents: We delivered a record number of leads for our estate and letting agent customers in January 20202- a 52% increase in the total number of phone and email leads compared with January 2019.
  • Improving value for money: Average leads per UK residential property advertiser rose to 126 in January 2020. This was a rise of 35%, up from 93 in January 2019.

The tide is turning in the portals market, with more and more agents leaving Rightmove

A number of estate and letting agents who advertise their properties at OnTheMarket.com have now been off Rightmove for around six months and say it has been business as usual, while they have benefited from lower fees.

Some agents say they are now getting more in terms of quality leads for less money, while others suggest the lettings fee ban will force more agents to come away from Rightmove.

Rob Sargent, CEO Acorn, a 36 branch sales and lettings firm in South London and North Kent, said: "I was delighted when I read our recent statistics on portal leads that our sales leads from OnTheMarket have doubled, our lettings leads have tripled and for the first time our lettings leads are beginning to exceed the leads that are generated by Rightmove."

We are getting good numbers of leads from OnTheMarket and six months ago we decided to come away from Rightmove. This has so far saved us around £8,500. I wasn't happy with the way we had been treated and so we did it on principle but nothing has changed, we are still selling and letting properties.

In June, out of our total portal leads, OnTheMarket supplied us with 56% and Zoopla gave us 44%.

OnTheMarket is the industry's response against rising portal fees. If agents want to do something about the annual increases they receive then they should support it. OnTheMarket is offering an alternative to the duopoly and the portal is effective at generating leads.

As the fee ban begins to bite, I think more agents will move away from Rightmove.

We've been with OnTheMarket since the beginning in 2015 and chose to leave Rightmove in February this year. At that time, we were getting significantly more leads from OnTheMarket than from Rightmove - around 20% more.

The Rightmove price increase was around 20% which would have put our fee up to around £900 for one office which was too much. We also list with another major portal alongside OnTheMarket and have found that we are now getting more for less.

I think OnTheMarket is gaining momentum and I notice that tenants are increasingly talking more about it. Our business has not dipped since we left Rightmove, I wish I had left sooner.

From 4 March to 10 March, we received 59% of our email leads from OnTheMarket, 37% were from Rightmove and 4% from our own website.

We place great value on the quality of our online property adverts and branding, but given that our investment with Rightmove is currently fivefold that of OnTheMarket it does raise questions for us about getting value from our property portals.

We’ll remain with OnTheMarket as long as it is generating good leads and the fee remains fair.

We list with OnTheMarket and Zoopla but the leads from OnTheMarket far exceed those provided by Zoopla.

We removed our properties from Rightmove about 18 months ago after nine years because of the enormous cost (they increased their fees by nearly 50% in one year) and because we felt they held all the cards - it wasn't fair. I was also very unimpressed by Rightmove's customer service and it was time for things to change. After I analysed the leads coming through, there were very few which were worth anything, I had almost all of them from OnTheMarket anyway.

Since then, I've not lost out because I'm now making huge savings each month and I'm getting improved customer service from OnTheMarket. To the vendor or the landlord, it doesn't matter where a lead comes from, they just want to sell or let their property.

OnTheMarket's recent price pledge left us feeling very supported following the recent Tenant Fees Ban and it was greatly appreciated. This competitive pricing strategy is helping my company against a difficult trading backdrop and reflects the core ethos of OnTheMarket as the portal that understands and supports the role of the agent.

We're signing up to OnTheMarket for five years after a free trial and came off Rightmove in September last year which is long enough to know that we made the right decision.

Our business is now more efficient because the leads from OnTheMarket are of a far better quality than those we received from Rightmove. We are now dealing with quality tenants who actually want to move and so we are delivering a better service for our customers. We also receive more leads now too.

We were paying around £1,500 a month to Rightmove but the money we have saved has gone into growing the business. It's no longer true that agents need Rightmove. Most agents would be able to pay for a manager if they weren't paying so much in Rightmove fees and that person would be able to gain new business. Rightmove has stopped this from happening in many cases but there is now an alternative with OnTheMarket. The tenancy fee ban will mean agents are looking to save costs or find other revenue streams so there's never been a better time to make the switch.

We have been with OnTheMarket since the beginning - we like the site - and decided to leave Rightmove and join another major portal after analysing two years worth of leads.

Being hit with a 20 - 30% increase year on year from Rightmove was too much, the cost per lead was around £150-£160 and we started to think about how else we could spend the money. We were hesitant about the decision because it was a big one but so far, we have no regrets.

Out of the four Grosvenor Billinghurst offices, one remains on Rightmove and we have been able to reinvest those savings into a wider offering of digital and printed media for our clients.

It will be interesting to see what happens over the next year, but I think more agents could leave Rightmove because outgoings have to make commercial sense.

The direction of travel appears set for their pricing and agents will either have to make cuts elsewhere, or regain some control of their marketing spend and pursue other alternatives.

We removed our properties from Rightmove in September last year and we have just cancelled our contract with Zoopla.

We were paying Rightmove £1,380 per month but could no longer justify the cost - it was too overpriced. That's four times what we pay for our office rent so we have dramatically reduced our costs. We rejoined Zoopla but feel we no longer need them either.

Every agent should have the chance to become part of OnTheMarket and if they're not already on board, they should be! We believe it can become the dominant portal and agents can regain some control over their costs.

To ensure OnTheMarket continues to grow, agents have to help! We heavily promote OnTheMarket, we tell vendors about it and we tell those who come to us for more details about a property or to arrange a viewing.

We've also added a link from our website to OnTheMarket. It's our business so we need to make sure it's promoted and people use it.

We are huge supporters of OnTheMarket's 'New & exclusive' because it often leads to a surge of enquiries in the first 24 hours of the property going live. Buyers are getting increasingly savvy and aware of the 'New & exclusive' concept, and the leads are usually high quality and, more often than not, effective.

Last week, we launched a property as 'New & exclusive' and we immediately received three phone calls - fantastic. There have been periods when we have received more leads from OnTheMarket than Rightmove.

We think it is vital that OnTheMarket encourages all estate agents to list their new instructions as 'New & exclusive'. This is the portal's trump card for ensuring consumers have an overwhelming reason to make the website their first port of call. It's a very effective USP.

Increasing numbers of estate agents are coming round to the view that they cannot be beholden to Rightmove and Zoopla forever. The signs are that we might well be reaching a tipping point. OnTheMarket is the only agent-backed portal and it’s in all our interests to make it a market leader.

In recent months, the leads we received from OnTheMarket outpaced those provided by Rightmove. Each day, we received around four to eight leads from OnTheMarket compared with just two a day from Rightmove.

With the latest price hike of 39% presented to me by Rightmove, I worked out that each viewing request cost over £90 which was too much, so we removed our properties in May and rejoined Zoopla.

When it comes to selling itself, Rightmove pushes its number of visits to the entire website but for agents, it's the number of genuine leads which are generated which is important. I was only receiving about 60 leads a month from Rightmove and believed the quality was poor.

Most people only wanted more information which was already on the website. As agents, we need to analyse portal leads and remember it's not just about the number provided, it's also about the quality.

It's untrue that agents need Rightmove to survive. There is a certain fear factor at play but I've not had a single complaint from a vendor or a landlord that I don't advertise on Rightmove after I explained the lack of enquiries.

Now is the time to support a portal that is majority-owned by estate agents. Competition is needed in any industry to ensure customers get a fair deal. It is no mean feat to take on the market-leading portals and OnTheMarket has come a long way, it is providing us with an ever increasing number of quality leads and that is exactly what we want.

We have worked out the cost per lead of each of the portals and OnTheMarket is the best value by far. In May, OnTheMarket generated hundreds of leads - an overall percentage of 36%. Rightmove delivered 44% and Zoopla gave us 20%. The previous two months followed a similar pattern.

We have now signed up to OnTheMarket for five years because we are impressed with what it is delivering us. We will be reviewing our portal choices in the coming weeks and have so far reduced our package with Rightmove to just the basics.

We have listed with OnTheMarket for more than six months and have found that the level of enquiries it provides are generally on a par with Rightmove. Recently, there have been days when the number of OnTheMarket's leads have surpassed Rightmove's.

There is a lot of disenchantment with Rightmove among agents, we know they intend to put up our prices during what is bound to be a tough year for many of us. There is the lettings fees ban coming so many agents will have to find income from elsewhere to plug the gap, so I think agents will soon come to a crunch point with the portals.

There was a point when vendors expected agents to list with Rightmove but that was before OnTheMarket came to the fore - maybe that's changing.

If OnTheMarket can continue to deliver a good level of leads for a fair tariff then we will be happy to continue listing with it.

Since last month we no longer list our sales properties with Rightmove because the sales fee (around £1,600 a month plus VAT) was too high to justify. We are still listing our lettings properties with them and list both sales and lettings with OnTheMarket.com and Zoopla.

Ninety per cent of our business is lettings but the Rightmove fee for our sales properties plus VAT was more than we would pay a negotiator including their commission.

We don't believe our business has suffered as a result of our decision. OnTheMarket's leads are good quality because they are often viewing requests.

Other agents thinking of leaving Rightmove should bite the bullet. With OnTheMarket's agent-backed strategy, it means there is a portal which is now offering a fairer fee for agents. As long as that stays the case, we're sure we'll retain OnTheMarket.

I resisted using Rightmove for many years but after succumbing for 12 months, I have already made the decision to leave because I can no longer justify the cost of £1,200 per month.

I am one of the agents who pays more to Rightmove per month than I do for my office rent which is around £800 per month.

I am no longer using Zoopla and am now using only OnTheMarket.com. The leads I receive from OnTheMarket are good quality and they tend to be from more discerning and well-informed buyers. I am fully behind the idea of an agent-backed portal because it is the agents who gain the instructions, provide the property photographs and upload data to the portals. The service and leads provided by a portal aren't enough to justify £15,000 each year which is the cost of my annual Rightmove fee.

It’s a great idea to have an agent-backed portal which has its clients' best interests at heart so we’ve signed up for five years. We joined OnTheMarket in May last year and it has been performing very well for us. We get more phone call and email leads from OnTheMarket than we do from Rightmove. OnTheMarket is also providing more sales leads than Zoopla.

The quality of leads from OnTheMarket is generally quite high.

We'll remain with OnTheMarket as long as it is generating good leads and the fee remains fair. We like the OnTheMarket platform and support the idea of an agent-backed portal. The market needs a portal which isn't focused solely on increasing prices.

I have found OnTheMarket to be superb and am getting lots of leads and enquiries. I pride myself on the service I provide within my business because it's so important, so I have been pleased to receive excellent customer service from OnTheMarket.

The team is fantastic - it's a service-orientated company. My calls and emails are always returned, the communication is really good, even the banner adverts I bought were live almost immediately.

This is very different to Rightmove which I feel has lapsed in the service it provides. When I consider the cost difference between the portals, I like many other agents have been very disappointed with both their service and their very high charges.

After 18 months of listing with OnTheMarket and a close analysis of our leads we've decided to cancel our contract with Rightmove and leave at the end of February.

We found Rightmove was no longer value for money because we were paying around £1,000 per month which was far too much.

The final straw came when out of the last eight properties let, seven were let with OnTheMarket while listed as 'New & exclusive' properties, so they never even made it to Rightmove.

Leaving Rightmove was an enormous decision for us, we had to ask ourselves 'could we exist?' But we have been really impressed with how OnTheMarket has grown stronger and stronger so we decided to bite the bullet.

We noticed that the leads from OnTheMarket were much better quality than those from Rightmove. This means less emails and less visits but our properties are let. It has been refreshing to work with a company such as OnTheMarket because there's a feeling we're working together.

During my dealings with the team, no one says 'No'. Instead, I'm asked 'What can we do?, How can we help?' It's a world apart from Rightmove which has become arrogant and there's no willingness or interest in working together.

We have survived very difficult markets because we’ve made smart decisions and one of the smartest decisions was leaving Rightmove and joining OnTheMarket. I think the communication from OnTheMarket is really good because we get regular emails and regular visits and phone calls.

With some of the other portals you just get an annual letter in December saying the prices are going up and you’ve never met the person who sent the letter, which is really irritating.

I thought ‘I’m not getting value for money’, everyone wants value for money. People don’t mind paying for something if they are getting value for money. Rightmove was not value for money, OnTheMarket is value for money.

When looking at our leads numbers they were better than expected, 66% of leads were from OnTheMarket, 34% from Zoopla. When we were with Rightmove before we were getting hardly any leads, much, much less, so OnTheMarket has surpassed our expectations.

I would definitely recommend OnTheMarket to other agents and I would also say that it’s a scary thought if you need to reduce your advertising and get rid of one portal, and leave Rightmove. But as a small company we took the plunge and it has made absolutely no difference to our business at all.

The quality of OnTheMarket's leads is exceptional. You know if someone has gone through the website and found a property to buy or to let, they are probably 90% genuine about it.

Between June 2018 and March of 2019 I analysed where our leads were coming from and it was quite evident that the quality of leads we were getting from Rightmove wasn't of the standard of OnTheMarket, Zoopla, Primelocation.

We took the view that Rightmove wasn't working for us so in June we left Rightmove, and it has been quite evident that business levels have increased rather than decreased.

We have been with OnTheMarket since the beginning - we like the site - and decided to leave Rightmove and join another major portal after analysing two years worth of leads.

Being hit with a 20 - 30% increase year on year from Rightmove was too much, the cost per lead was around £150-£160 and we started to think about how else we could spend the money. We were hesitant about the decision because it was a big one but so far, we have no regrets.

Out of the four Grosvenor Billinghurst offices, one remains on Rightmove and we have been able to reinvest those savings into a wider offering of digital and printed media for our clients.

It will be interesting to see what happens over the next year, but I think more agents could leave Rightmove because outgoings have to make commercial sense.

The direction of travel appears set for their pricing and agents will either have to make cuts elsewhere, or regain some control of their marketing spend and pursue other alternatives.

Maher Ross now receives more leads from OnTheMarket than from Rightmove. Not only is the volume of enquiries higher, but the leads we get are of higher quality and cost roughly one third as much.

We've noticed that OnTheMarket has gone from strength to strength over the past 18 months and after a great deal of careful consideration we have now cancelled our Rightmove contract. The final straw came for us when Rightmove demanded a blatant 21.6% hike in fees just before the tenant fee ban hit, a clear indication to us of how little they actually care about their customers. At this point, OnTheMarket became a 'no brainer'; quantity and quality of leads is up, we get to save well over £6,000 a year in fees and the team we deal with actually care about us!

We believe it's important for our business to have good working relationships and we have been particularly impressed by the support and service we've received from OnTheMarket. On a final note, we are genuinely encouraged to see that there is now real competition in the portals market.

I monitored the leads from OnTheMarket which I found to be very good quality, with a high conversion rate to transactions. All the numbers were comparable with Rightmove's so this gave me confidence to remove our properties at the end of May.

I support the concept of an agent-backed portal and I want OnTheMarket to succeed. If I continue to get value for money then I will remain a loyal customer. My problem with Rightmove was that I didn't feel the fee structure was fair and I felt I wasn't valued as a customer. In the last few days of my contract I was offered a significant discount to remain but I didn't want to support an organisation which had built a 70% profit margin. Their fees have stopped me from taking on another member of staff and that can't be right.

Many agents are starting to feel the pinch and I think over the next year many will feel the same as I have.

Last year we came away from Rightmove due to the cost and were not prepared to keep paying extra money. We were naturally concerned that we would lose out on leads. Following a trial with OnTheMarket we signed up for three years. The consistency and the quality of the leads is excellent so we ended our contract with Rightmove and are now saving money each month. We do not list with Zoopla, only OnTheMarket.

We began listing our properties as 'New & exclusive' and uploaded them to Rightmove three days later but I had often let the property within that time. During this period we were getting twice as many leads from OnTheMarket than from Rightmove so it wasn't performing for us. We were offered a discount to stay but I felt it was a waste of money, despite the reduced cost. We also had 'featured properties' on Rightmove but found 'New & exclusive' out performed those by far.

Landlords focus on viewings and when I have explained how Rightmove wasn't delivering what we wanted and OnTheMarket had grown significantly, there has never been a problem in winning instructions or finding quality tenants for our clients.

From my view, I like the OnTheMarket website and I think it is very clear and easier to use than Rightmove or Zoopla. I also particularly like the layout of the 'New & exclusive' properties. I don't feel we're missing out by not being on Rightmove.

I've joined OnTheMarket on a five year contract because it's offering a fair proposition and has an excellent online presence. It's now a significant player and because of the shares, we are part of the business. I think agents who are not listing with it are missing a trick. I've checked the area we operate within and it's no longer possible to see every available property on Rightmove.

I've chosen to terminate my contract with Rightmove after nine years because of the successive price increases - many of which have been eye-watering and above inflation. We are even paying more to them than we are for our office rent.

We have chosen to focus on providing an excellent customer service and know that it is agents who sell and let properties. The market has changed a lot in the last 2-3 years. Back then you probably had to list with Rightmove but many agents no longer see this as being necessary. OnTheMarket has become a major portal and has given agents a much-needed alternative.

The cost we pay for OnTheMarket is very fair. It’s a business which has been designed by agents for the public but it’s there to do a good job. Without paying a fair cost it’s never going to last.

But the big difference is it’s a fair cost when you compare it with the other portals who come to see you every 12 months and try to push the fees up.

Rightmove in particular was becoming very frustrating because they wanted to have more control and more of a say of how we spend our money. They looked forward to saying they would be back in 12 months and there would be another rate rise.

We felt we weren’t being looked after, there was no looking after us, only looking after them.

We removed our properties from Rightmove in July after their price increases became beyond shocking and we were paying almost £1,600 per month. We were only receiving around 10 leads per month so it wasn't value for money. Even with the leads provided, we found that they were often duplicated and didn't generate business. We haven't suffered at all and now we're saving money, we're able to spend it in other areas to market properties. This gives us the chance to be a little bit different to other agents. There is a belief that an agent has to be on Rightmove but that's not true. We have always believed that if someone is genuinely looking for a new home, they will find it without Rightmove.

We've been strongly advertising OnTheMarket, we have the stickers in our windows, the open/closed sign on the door and we have the TV advert playing across four TV screens every two minutes. As long as OnTheMarket's fee remains fair, we will continue to use it.

We choose to list our properties at OnTheMarket.com as 'New & exclusive' for three days ahead of Rightmove.

Vendors need to have an understanding of exactly when their property will be launched on which portal. We explain to vendors that as a result of our marketing approach, their property will get priority advertising with a bigger advert at OnTheMarket.com first. The feedback we have had has been positive.

We then also use 'New & exclusive' to encourage buyers to look at OnTheMarket first for our latest properties. We believe that this helps our clients by targeting the most serious buyers in the first crucial phase of our marketing activity. It's also a great way to support the portal as it continues to grow in a fiercely competitive market.

We have been noticing a rise in the number of OnTheMarket enquiries, as public awareness continues to grow. If the portals market is to change for the better for agents, OnTheMarket needs to succeed, so agents must support it now.

We went live with OnTheMarket on 13 September and we've had over 150 leads so far which is very good and I'm pleasantly surprised.

We were listing on all three portals but Rightmove's arrogance has astounded me and after relentless price increases - the latest one for 12% which is way above inflation - I've cancelled my subscription.

I am one of the agents who has been paying more to Rightmove each month than I do for my office rent. With the latest price increase, it would be double my rental cost and that's unacceptable. There is a perception that agents have to be on Rightmove but we run our own businesses and make our own decisions, we don't have to be dictated to by anyone.

We must make a stand and no longer allow Rightmove to bite the hand that feeds them.

If OnTheMarket's fees remain fair to agents then I will remain a loyal customer. An agent-backed portal is the only way to regain control.

We cannot speak highly enough about OnTheMarket. We joined in March and we are really impressed. Early on, our internal reports showed that our properties were being viewed more times via OnTheMarket than other portals we used. Given the performance of OnTheMarket, we cancelled our contract with a major portal. We list our properties as 'New & exclusive' at OnTheMarket and our vendors really like the presentation of the three pictures.

We also find that people who contact us through OnTheMarket are seriously interested in a property and want to set-up a viewing.

Since joining OnTheMarket we have had one of our busiest times. We have put all the stickers in the windows and customers say it's good to see us listing at OnTheMarket.com. We have heard many comments from customers who say they like how the website is clean and precise, and I think we have gained some instructions that we wouldn't have had otherwise.

Agents need OnTheMarket in the portals market - it can only be a good thing. More competition is the only way to stop sky high prices rocketing further.

We are now receiving around 80% of our leads from OnTheMarket and just 20% from Rightmove. We don't list with Zoopla.

Until recently I believed that an agent had to be on Rightmove to survive but I no longer think that's the case. The public doesn't talk about them in the same way as they used to - Rightmove is not the be all and end all they once were.

We no longer think we are getting value from them and are now seriously considering whether we need to use them at all.

It seems the case that our leads increased from OnTheMarket when we started listing properties as 'New & exclusive' but nevertheless there seems to be a change in consumer behaviour.

We've chosen to sign up to OnTheMarket for 12 months following a free trial and have ended our contract with Rightmove which was charging in excess of £12,000 a year.

The leads from OnTheMarket are good in number and we plan to plaster OnTheMarket everywhere to continue momentum and start changing the portals market. For us, portals are about value for money and we could no longer justify Rightmove's fees.

We have been supporters of OnTheMarket since it launched and we chose to remove our properties from Rightmove in September last year, so that's been long enough to realise that it has made no significant difference.

OnTheMarket provides us with very good quality leads for both sales and lettings, we also now list with another major portal. So far we are still getting the same amount of stock on board and achieving the same level of sales and lettings.

Rightmove is just one small part of any agent's possible marketing package, it's not everything! Of course I was apprehensive about leaving but we took the decision because we were riled by the unfair price increases. Single office firms don't seem to be given any discounts and I found the tariff ridiculous.

We back OnTheMarket 100% and have listed with it since 2015. We have been off Rightmove for around six months and also used to advertise on Zoopla but have found we no longer need it.

The quality of leads is what's important to me and OnTheMarket provides us with a good amount. We haven't seen any difference or decline in the business since we cancelled our contract with Rightmove and on the bonus side, we have saved a fortune in membership fees.

Ten years ago, an agent had to be on Rightmove to be taken seriously but my attitude has entirely changed now. Many agents are thinking seriously about their next steps because of the tenancy fee ban, everyone is looking to reduce their costs.

I have listed with OnTheMarket for just two months and we are getting 60% of our leads from OnTheMarket and 40% from Rightmove. More importantly, the conversion rate is better than Rightmove's.

In September, I downgraded to the essential package with Rightmove and it has not made a jot of difference. I'm a small independent agent in South Leeds and OnTheMarket is working for this part of the world. If OnTheMarket continues to deliver on its marketing, I see no reason why I'll need Rightmove in the near future.

We consistently get more good quality leads from OnTheMarket than from any other portal and believe a key factor in this is that we launch all of our properties exclusively at OnTheMarket 72 hours before all other portals. This proves to us that consumers follow the newly marketed properties and aren't necessarily loyal to any particular portal.

The leads from OnTheMarket are of a much better quality than those provided by the other portals. The customers who come to us via OnTheMarket return our calls and want to view properties, whereas some of the leads from other portals are irrelevant and fail to deliver.

We are 100 per cent committed to an agent-backed portal. Already, OnTheMarket has added competition to the market and it's great to see it growing so fast. My business is a family run independent estate agent and we need to see much fairer value for money. It's now that estate agents need to come together and start fighting back. Prices have risen across the other portals just because they can.

We joined OnTheTheMarket as gold members and removed our properties from Zoopla on day one. We have no intention to return, despite their best efforts!
