Site features: Key information

On all UK residential sales listings we include a section on ‘Key information’. This includes the tenure, council tax band, broadband speeds and mobile signal. On UK residential lettings listings we’ll include the council tax band along with broadband speeds and mobile signal.

Tenure

The tenure is listed based on what has been selected within OnTheMarket Expert (if manually uploaded) or sent within the feed. If nothing is sent in this field we’ll insert the text ‘Ask agent’, even if you have this information written within the description. If the property is leasehold, the ground rent and service charge will also be listed below this.

Council tax

The council tax is another field we’ll ask you to submit when uploading or sending your listing to us. This is simply listed as the tax band. If not submitted this will display as ‘Ask agent’.

Broadband

The broadband availability and predicted speed is obtained from Ofcom and is updated up to three times per year. The speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s

Mobile signal

Mobile phone signal availability and predicted strength is obtained from Ofcom and displays predictions of the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data

We obtain the latest EPC data from the EPC Registers of England and Wales, and Scotland and display this on listings. The data is updated two to four times per year by the Registers so may not always be the latest data for a property where a new EPC has been issued. If your property is in England or Wales, and you have sent us a link to the digital EPC certificate, we’ll compare the lodgement date against the date found within the EPC Register data. If the date is more recent, then we’ll use the submitted certificate in place of our data.

Internal floor area

Where you have not provided us with a measurement of the internal floor area of a listing, we’ll use the data available in the EPC Register and display this on the listing.
