Market appraisal guide: FAQ

Is the MAG available for both sales and lettings?

Yes.

 

Will the PDF report be personalised with the chosen colour palette?

The colour palette does not apply to the PDF report, it only applies to the interactive report. Your brand logo and agency details will appear on the PDF.

 

Am I allowed to use the Land Registry map image from the MAG for my own marketing purposes, e.g. on the property details?

These images are subject to copyright licensing and so it is not possible for you to use these for your own marketing purposes.

 

Can I set a default interactive report cover, so I don't have to update the branding every time?

Yes – there is a tick box to save the default setting just under the preview box in the report builder.

 

The comparables display a Google Street View image. Am I missing a way to edit this?

No, currently you can only amend the Google Street View image for the main property.

 

Will I be notified when an interactive report is opened by a client?

Yes. A notification will be sent to the user who generated the report via OnTheMarket Expert when the report is viewed. This also lets you know how many times the report has been viewed.

 

Where does data for the property map markers come from?

Property data is collected from across property portals and the Land Registries. Withdrawn property data is calculated by Sprift.

 

Some plot sizes seem to be missing – how is the plot size calculated by Sprift?

The plot size is calculated from the title plan outline data sourced from the National Polygon Service.

 

Why is there no outline around the plot visible in the main window?

This indicates that the property isn’t yet registered with the Land Registry, and the vendor should be instructed to do so ASAP to ensure the sale of the property isn’t held up. In addition, this data is currently only available for properties within England and Wales.

 

Are the broadband speeds accurate enough to be used in marketing information?

The broadband speeds are sourced from Ofcom so they are as accurate as they can be, however we would advise you use a disclaimer anywhere you use this data stating the data’s origin, in case the data Ofcom holds is inaccurate.

 

Why would a market appraisal estimate be missing?

An estimate would be missing if there is not enough data for our algorithm to work one out, for example if the property has not sold for over 40 years.
