What does ‘vs. similar’ within property performance mean?

The vs. similar column within your property performance section (Property list page) compares the performance of the property in question against the performance of at least 10 other similar properties listed at OnTheMarket – including those of other agents – over a seven day period. The column shows the actual change in full detail views, as well as representing this as a percentage. ‘Similar’ is based upon four pieces of information:

Property type

Residential properties are compared against other residential properties. Those residential properties that we know are ‘character properties’ e.g. cottages, penthouses, houseboats, etc, are compared against all other character properties. Commercial properties are compared against other commercial properties.

Price

Properties priced within the 10% above and 10% below bracket of the asking price are compared. If there are still too few properties to compare against, the price bracket is extended to +/- 20% of the asking price.

Bedrooms

Properties are compared on a like-for-like basis, e.g. studios vs. studios, two beds vs. two beds. If a property has four or more bedrooms, it is compared against all that have four or more beds, e.g. a four bed may be compared against a five bed and so on.

Location

Firstly we try to match on full postcode, so that properties in the same street, apartment block or hamlet will be compared. If 10 similar properties are not found, then the criteria is expanded to the postcode sector, e.g. BN3 1. If the location still needs to be expanded, it does so until it covers the full postcode outcode, e.g. BN3.
